------</section></section></section></section></article></section></section>最近几年有一种说法，叫“越南奇迹”。大体是说越南的经济增速快，制造业发展好，将复制中国奇迹。 去年春节，我也在越南逗留了几天。 有一次在胡志明市，打Grab（越南摩的）去商场。那位摩的小哥不懂英语，他在那里连说带比划折腾了二十多分钟，急得我出了一头汗，最后终于搞懂了他的意思——他想多收5000越南盾，不太到1.5元人民币…… 我当然是非常爽快地答应了。晚上回酒店休息的时候，我回想这件事，觉得很像十几年前的中国农村菜市场，那时候大妈们为了省下几毛钱的菜钱，能跟菜贩子掰扯半个小时。 所以，越南人真的没什么钱，而越南经济发展也没那么好。 很多中介吹嘘，“越南经济增速在6%以上”，将取代中国在全球制造业上的地位，将“创造越南奇迹”。这话说得真是够不要脸…… 在越南逛超市的时候，我就发现一个问题：当地售卖的很多T恤都是孟加拉制造的。为什么呢？因为越南制造水平低、质量差，而且价格更贵。 其实，从去年开始就陆续传出："韩国企业在越南频繁“跑路”!2000名越籍员工薪资无着落"、“越南媒体揭露韩国企业代表半夜跑路 拖欠越南工人百万工资” 等消息，还有不少外资公司正在进一步压低越南工资。 这说明：越南制造业的成本优势，并没有想象中的好。 越南现在只能负担低端组装业务，比如袜子、鞋子、玩具等。和中国相比，越南有人力成本的优势，但电费和土地成本并不便宜（和中西部对比）。和孟加拉、柬埔寨、泰国等比起来，优势就更不明显了。 所以，要谈越南的经济繁荣，还为时尚早。相反，越南经济当下的危机倒是显眼得很： 越南经济的高速增长主要依靠扩大投资总额，三星曾一度占据越南出口的20%。 过度依赖国外资本，意味着一旦出现经济危机、投资下滑，那经济很容易就会崩盘。2008年全球经济的时候，越南GDP增速就明显下滑： 更糟糕的是，越南的外汇储备极低，只有635亿美元，而外债又极高，达到1400多亿美元。一旦出事，越南很快就会被投机大鳄吃得一干二净。 <section class="" data-mpa-template-id="1589647" </section>落后的表现≠崛起的象征！ ------</section></section></section>鼓吹越南房地产的无良中介和开发商，还经常提到的就是越南的人口红利和城镇化水平。 所谓人口红利，主要是指越南人口年轻。越南人的平均年龄在25岁左右，而中国已经超过了35岁。同时，越南的劳动人口（15-64岁）占比接近70.0%，和2003年的中国很像。 但越南总人口只有9270万，相当于一个江苏省（常住人口8029万），从人口来说，越南的人口红利还不及中国。 更关键的是，人口老龄化水平低基本是落后国家的共同点，而绝不是一个国家发展起来的根本。 这个道理同样适用于，以“越南城镇化水平低”为理由，宣称“越南房价必大涨”的论调。落后的地区城镇化水平都低，这是落后的表现，而不是崛起的依据。 其实，越南的城镇化想发展还是有一定难度的。 首先，越南大城市土地价格极高。拿胡志明市来说，无论是市中心的住宅、商铺还是市郊的土地，统统都贵。市中心一栋两层小楼加土地起码要两百万美金。越南的经济实力想在这样高额的成本下推进城镇化，难。 其次，越南的土地尤其是房产土地，是私人的。越南政府又不敢暴力拆迁，想协调这么多土地进行开发，进度自然不会快。 <section class="" data-mpa-template-id="1589647" 108);"></section></section></section></section></section>击鼓传花的游戏，中国人就爱忽悠中国人</section>------</section></section></section></section></article></section></section>这一点，是我很不愿意承认的，但又不得不说。越南房产的火热，更多是中国资本在炒作，是一场中国人忽悠中国人的游戏。 开发商经常会把胡志明市的高租售比作为噱头进行宣传，但实际上没有那么乐观。 去年五六月份，我的一个朋友被外派到胡志明市。据他反馈，当时外国人的收入在1000-2000美金，公寓的月租金在500-700美金，这的确是高租金回报了。 但在胡志明高档公寓最集中的第二郡，晚上几乎是黑灯瞎火，所谓的高租售比纯属蒙骗。 另外，越南房地产是肯定存在泡沫的。 越南最发达的胡志明市，绝大多数人的收入在2000-3000人民币/月，整个城市只有部分地方能用信用卡，移动支付压根没有。至于我们习以为常的快递、电商、移动互联经济，更是天方夜谭。 胡志明市的公共交通水平，落后中国40年左右。下图是胡志明市中心的路况，路面有点烂了，比中国的四五线城市还差。 尽管越南政府有很多轨道交通的规划，但以越南政府的腐败、低效，加上高昂的修建成本，基本都没戏。 这样一个城市的房价，市中心3W人民币/平，郊区2W人民币/平，别墅百万起跳。要说没有泡沫，你信吗？ 可悲的是，这种破地方还有中国人抢着去买，甚至被越南开发商赶了出来。 在越南考察的时候，我就遇到过中国投资客被开发商扫地出门的情况，当时一个来自广东的投资客气愤异常，他操着方言骂道：“我绝对要整镬金嘅你叹！”（这已经升级到血海深仇的程度了） 照理说，这个广东人是要买房付款的，越南开发商没道理不要钱。其实，是因为新版护照上印了“九段线”。 所谓九段线，是中国方面对南海领域的主权宣示，简单说就是九段线里面的都归中国。而越南方面认为九段线侵犯了他们的主权。 ▲图片来自百度百科 所以越南有骨气的开发商，见到印有九段线的新护照，是坚决不卖房甚至还要请你出去的。<section class="" ------</section></section>有人问我说，那越南真的就不可能发展起来了？</section></section></article></section></section> 这个我还真不敢说，毕竟一切皆有可能。但就看越南政府腐败的样子，我觉得这个可能性微乎其微。 越南的腐败几乎是从上到下，官官相护的。之前，我的一个朋友旅游，通过AirBnb在胡志明市租了一间屋子。当时房东连护照和签证都没要，说是已经给当地警小费了。 这种小费类似黑道保护费的东西，非常普遍，而且有通用价格：普通房子一个月1百万越南盾左右，一般酒店的话需要二三百万越南盾。（不知道现在涨了没有） 朋友入住第三天，有政府职员过来检查，于是他赶紧电话通知房东。结果，房东为了表达感谢还请他吃了顿饭。你猜为什么？ 因为房东的房子刚装修完，需要拿当地政府的文件许可和确认，但你压根没办法知道他们啥时候来。最主要的是，他们过来的主要目的是拿小费（房东给了60美金）。 这就是胡志明，越南最发达，最开放的城市。
